If the assignment reveals a condition that requires engineering, trade diagnosis, laboratory testing, code interpretation, legal analysis, appraisal, or insurance adjustment, the appropriate specialist should perform that work.

A home inspection is a visual, non-invasive evaluation of the readily accessible systems and components of a property at the time of the inspection. Its purpose is to identify material defects, visible safety concerns, signs of deterioration, improper installation, deferred maintenance, and conditions that may warrant additional evaluation or repair.
Accessible areas and installed systems are observed and, where appropriate, operated using normal controls. This generally includes visible portions of the structure, roof, exterior, interior, plumbing, electrical, heating and cooling systems, built-in appliances, insulation and ventilation, garages, and other areas included within the agreed scope. Conditions can change after the inspection, so the report describes what was reasonably observable at the time of the visit rather than guaranteeing future performance.
Walls, ceilings, floors, roofing materials, siding, finishes, cabinetry, insulation, equipment, and other components are not dismantled simply to determine what may exist behind or beneath them. Concealed defects may exist even when no visible evidence is present.
Unsafe roofs, restricted attics or crawlspaces, blocked areas, locked rooms or panels, snow-covered surfaces, concealed components, shut-down systems, and hazardous locations may be limited or excluded. Significant limitations are documented.
A standard inspection does not provide structural calculations, foundation design review, seismic engineering, market valuation, replacement-cost analysis, or certification of structural adequacy. Specialist evaluation may be recommended where visible conditions warrant it.
The inspection is not a formal code-compliance inspection and does not include laboratory testing for mold, asbestos, lead, radon, contaminated soil or water, or other environmental hazards unless a separate service is specifically ordered.
A standard inspection does not determine whether an insurer will provide coverage, whether a condition is covered by a policy, or the value of an insurance claim.
No inspection can guarantee that every defect will be discovered or that every component will continue operating afterward. Equipment can fail without warning and some defects are intermittent or weather-dependent.
Depending on what is observed, further evaluation may be recommended by a structural engineer, electrician, plumber, HVAC contractor, roofing contractor, chimney specialist, septic or well professional, pool or spa specialist, elevator or lift technician, pest professional, environmental specialist, or another appropriately qualified professional.
The value of a home inspection is not simply a checklist of defects. A strong report helps the client understand the property’s overall condition, significant concerns, maintenance needs, safety issues, and areas where additional evaluation may be appropriate.
Smart Start’s role is to document what can reasonably be observed, explain significant findings clearly, identify important limitations, and provide practical recommendations so the client can make a better-informed decision about the property.
