What a Home Inspection Is — and Is Not

A home inspection is a visual, non-invasive evaluation of the readily accessible systems and components of a property at the time of the inspection. The purpose is to identify material defects, visible safety concerns, signs of deterioration, improper installation, deferred maintenance, and conditions that may warrant additional evaluation or repair.

During the inspection, accessible areas and installed systems are observed and, where appropriate, operated using normal controls. This typically includes major visible components of the structure, roof, exterior, interior, plumbing, electrical, heating and cooling systems, built-in appliances, insulation and ventilation, garages, and other areas included within the agreed inspection scope.

The inspection represents the condition of the property only at the time it is performed. Conditions can change after the inspection because of weather, occupancy, equipment failure, repairs, leaks, movement, utility interruption, or other events.

The inspection is visual and non-destructive

Walls, ceilings, floors, roofing materials, siding, finished surfaces, cabinetry, insulation, equipment, and other components are not dismantled simply to determine what may exist behind or beneath them. Furniture, stored belongings, appliances, vehicles, floor coverings, and personal property are generally not moved when doing so could cause damage or create a safety concern.

Accessible areas are inspected

Areas are inspected when they can be entered or observed safely and without causing damage. Roofs that are unsafe to walk, restricted attics or crawlspaces, locked rooms, blocked areas, snow-covered surfaces, concealed components, shut-down systems, and hazardous conditions may be limited or excluded and documented in the report.

It is not an engineering analysis or appraisal

A standard home inspection does not provide structural engineering calculations, load analysis, foundation design review, seismic engineering, market valuation, replacement-cost analysis, or certification of structural adequacy. When visible conditions warrant specialized analysis, further evaluation by an appropriate qualified professional may be recommended.

It is not a code-compliance certification

The inspection is not intended to certify compliance with every current building, electrical, plumbing, mechanical, energy, fire, or zoning code. Older properties were often built under different standards. Conditions that create a visible safety concern or appear inconsistent with accepted installation practices may still be reported.

It is not an environmental assessment

Unless a separate service has specifically been ordered and agreed to, the inspection does not include laboratory testing or comprehensive evaluation for mold, asbestos, lead-based paint, radon, soil or drinking-water contamination, formaldehyde, methamphetamine contamination, underground storage tanks, biological hazards, pests, wood-destroying organisms, or other environmental contaminants.

It is not an insurance adjustment or warranty

A standard inspection does not determine whether an insurer will provide coverage, whether a condition is covered by a policy, or the value of an insurance claim. No inspection can guarantee that every defect will be discovered or that every component will continue operating after the inspection.

Specialized systems may require additional evaluation

Structural engineers, electricians, plumbers, HVAC contractors, roofing contractors, chimney specialists, septic and well professionals, pool and spa specialists, elevator technicians, pest professionals, and environmental specialists may be recommended when a condition requires expertise or testing beyond a general visual inspection.

The report is designed to help you make an informed decision

The value of a home inspection is not simply a checklist of defects. A good inspection helps the client understand the property’s overall condition, significant concerns, maintenance needs, safety issues, and areas where further evaluation may be appropriate.
